Colin and Justin's Property of the Week

2-bed cottage, Lower SUNBURY middlesex, £239,950

The Agent says: This Grade II listed cottage is near the Thames and village shops. It has original features, but a modern kitchen, an 11ft sitting room, separate dining room  and two double bedrooms with the bathroom leading off the second bedroom. No garden.

UPS:  Very pretty cottage near Sunbury station. A 48-minute commute to Waterloo

DOWNS: The location of the bathroom could be a sticking point for some buyers.

The boys say: As commuters search out new areas to allow them to comfortably travel to and from London, all manner of outlying towns and villages have become sought-after.

As the market cools a little, however, we’re seeing more bargains in estate agents’ windows… and when we stumbled across this house we were nothing short of flabbergasted!

Just £239,950 bags you a wonderful opportunity, and with a 48-minute commute to Waterloo we’re sure this one will be snapped up PDQ. Let’s look at the detail…

Grade II listed (which is either good news or bad according to any changes you might like to make) this two-bedroom cottage in Green Street, Lower Sunbury, is just steps away from the River Thames and from a host of well-stocked local shops.

And, what’s more, it’s just a short walk to the railway station, which means no “park and ride” worries–  that’s a great potential saving from the word go!

Boasting original features such as sash windows and stripped timber flooring, this cute Georgian-style cottage has bags of period charm but there are loads of mod- cons such as a replaced combination boiler that services the heaters.

The kitchen has a contemporary feel and ample storage space.

Ok, so the sitting room is just 11ft, but there’s a separate dining room.

Upstairs are two bedrooms, both big enough for double beds – but the bathroom is off the second bedroom, which

could be problematic for some.

Young families might not find this difficult – but, then, the lack of garden might put them off. For  others, however, it could be a real sticking point.

Re-jigging the layout could be a potential problem- solver but, due to that Grade II listing, we’d recommend speaking to the local planning department before going any further.

And just keep thinking of that lovely location and that WONDERFUL price.

All things considered a great house, in a great area, at a great price. What did we say about PDQ?
